FHA Loans- Does not require any particular credit score. Each case is judged on a case by case basis.  This is a full documentaion loan. The rates are very good. Loan LTV's go up to 97% and loan amounts go to $729,000. We have several different sources for these loans.

Fannie Mae and Freddie Mac Loans- These are the more traditional loans. Loans go up to $729,000. These typically require 620 plus credit scores but we have received approvals down to 550 score. Typically this is the preferred loan type because rates are somewhat better.

Sub Prime Loans- Yes they still exist. They have higher rates and lower loan to values but it may be the right choice in certain circumstances.  Current Example-COOP borrower with 90 day late and 430 credit score.  13.25% rate with a 1 year pre-pay at 40LTV.  She will pay off other debts and look to refinance when her credit improves.
